Plan ahead and know your budget


You will need a deposit to complement your mortgage. This is usually upwards of 10% of the property value, or 25% of the property value if you are buying to let.
We work with an excellent Mortgage Broker who can provide a free initial consultation. If you would like an introduction with Marvel Financial to discuss the process and your options please let us know and we can arrange this for you.
There are potential costs you may be unaware of. Such as survey fees, search fees, solicitors’ fees, lender fees and mortgage broker fees. You may also need help with your removals.

Making an Offer


When making an offer you will need to show us how you are going to purchase the property. This is followed by you producing evidence/source of your deposit along with your mortgage in principle. We will also ask for identification documents (passport/driving licence) and proof of address before accepting your offer and showing the property under offer or sold subject to contract.
Solicitors: you must choose the right solicitor; one who is highly recommended and is fully focused on your purchase. We have two solicitors with who we work very closely, please ask and we can arrange a free no-obligation quotation for you.

Conveyancing


This is the legal process of transferring ownership. Having a Solicitor lined up early in the process (i.e. before your offer) is recommended as it can save time later. Conveyancing usually takes around 12 weeks for a freehold sale and 16 weeks for a leasehold sale.

Valuations & Surveys


If you are buying with a mortgage, your lender will instruct a valuation. This is to confirm the value of the property is in line with the price you have agreed to pay and is also adequate security for the lender. You may choose to have a more detailed survey, known as a Homebuyers Report or a more detailed Full Building Survey. This should identify any potential problem areas that may need further investigation. Once your lender is satisfied with the valuation and assessed your circumstances, they will issue you with a Mortgage Offer.

Exchange and Completion


Your solicitor has carried out searches, raised enquiries and they have been satisfied. They will now send you a contract and transfer to sign. You may be asked to pay a deposit to your solicitor before exchanging contracts. Once the legal process is complete, exchange and completion dates are set by the mutual agreement. Completion takes place when all the funds have been received including those from the lender. We will let you know when your purchase has been completed and key collection can be arranged.
