To start the process of selling your home a valuation is the first step in the sales process. We appreciate selling your home and choosing the right agent is a big decision on your selling journey.
To receive an accurate valuation from Cornerstone we would like to meet you at the property face to face where we can see the property in its full potential.
During our appointment, we will provide you with an accurate valuation. We also take the time to discuss our services in more detail, costs, how we work and why you should choose Cornerstone.
We will also be able to answer any questions or queries you may have.
If for any reason a face-to-face valuation is not possible, we can carry out a virtual valuation via video call.

Marketing


If you decide to use Cornerstone, thank you! We won’t disappoint...
We will arrange for your professional Photographs to be taken at a date and time that suits you. We would also aim to carry out the floor plan on the same day. We would usually need approximately 48 hours to put all of the marketing together with the property description and send your particulars for approval. Once you have approved the particulars your property will be set to launch live on Rightmove and our website, this can take up to 24 hours.
Your property will be emailed within the first 24 hours to all our registered clients, this can generate a huge amount of interest.

Viewings


All our buyers are qualified to establish their current position and buying requirements. Our viewings are carried out by us, we are an experienced sales team and aim to get the best out of every viewing.
Property open event: This is normally arranged for a Thursday, Friday or Saturday.
We would ask you vacate the property whilst we carry out a number of viewings in the time mutually agreed.

Offers


We will aim to achieve the best price possible for your home from a buyer who is proceedable.
If more than one offer is received we normally set a best and final deadline. This means after all the initial offers the buyers are then able to make one last best and final offer before the sale is closed. At this stage we would ask for source of funding, identification to show their ability to proceed. All offers are then put forward for you to make the final decision.

Sales Progression


Once we have found a buyer and our internal checks are complete, the necessities are sent out to both parties solicitors to start the transaction. We will liaise with solicitors on both sides to ensure a smooth transition.
Conveyancing usually takes around 12 weeks for a freehold sale and 16 weeks for a leasehold sale. Fall through rates in the UK average as much as 1 in 3 of all residential property sales, therefore, choosing the right solicitor who can work quickly and effectively is crucial. We have two solicitors on our panel who are dedicated and work with us. We can arrange a quotation for you.
